Job Description

The Pre-construction Director will:

Conduct cost studies at various project development stages, particularly during conceptual planning and pre-construction phases. Collaborate with the New Site Development, Construction, and Site Selection/Market Development teams to ensure accurate project cost estimation. Enhance and maintain company processes and procedures related to the internal project development cost database to inform future Capital Expenditure decisions.

Generate independent take-offs and cost estimates from initial concepts and plans to Construction Document sets. Work closely with internal stakeholders to identify and address cost and schedule risks associated with prospective projects. Evaluate complex proposals from General Contractors and Major Trades for new projects, assisting local project teams in assessing cost, scope, and schedule impacts.

Verify that all project work scope is adequately covered in the estimates, confirming the inclusion of scope, durations, and assumptions in each estimate to support internal budgeting and estimate release. Research new products and installation techniques, developing cost roadmaps to ensure competitive pricing aligned with sustainability, data center design, and other Vantage initiatives. Collaborate with peers to continuously improve business processes.

Analyze drawings, specifications, proposals, and other documentation to prepare, review, and comment on time, cost, and labor estimates for projects. Conduct quantity take-offs to validate contractor pricing, ensuring alignment with project goals. Implement lessons learned to enhance accuracy and competitiveness of estimating data. Manage competing priorities in a dynamic environment. Establish and maintain relationships with subcontractors and partners.

Education and Experience

The ideal candidate must have a bachelor’s degree in Construction Management, Quantity Estimating, Accounting, Finance, Economics, or a relevant field, or equivalent combination of education and experience. Must have minimum 8 years of relevant experience. Experience in leading budgeting and pricing efforts for new construction projects across all trade disciplines is essential. Experience in Data Center or MEP estimating is ideal.

Preferably has experience in both greenfield and brownfield new construction estimating. Comprehensive understanding of engineering scopes, including electrical, mechanical, structural, and civil. Extensive expertise in technical processes, engineering standards, state and federal codes, data analysis, and report generation for internal and external review.

Demonstrated proficiency in using cost/estimating software. Experience in preparing and reviewing contingency evaluations, durations, escalation, and reconciliations for estimates. Ability to interpret construction plans, drawings, sketches, and specifications.

Familiarity with ProCore & Power BI platforms. Extensive proficiency in Microsoft Office software tools, including MS Project, Excel, PowerPoint, SharePoint, and Word, for managing and reporting estimate throughput, status, and labor allocation.
