Job Description

The Delay Consultant will work closely with the Commercial Director to provide expert support in time impact analysis (TIA), delay analysis, and extension of time (EOT) claims preparation.

Core responsibilities include preparing detailed month-end Time Impact Analysis reports, assessing potential project delays, and advising on delay mitigation strategies. The Delay Consultant will conduct thorough analyses of the project schedule to support EOT claims, perform windows analysis, and ensure the accuracy of delay claims documentation and rebuttals.

This role will also involve forensic planning to review project delays comprehensively, identifying areas of risk and recommending corrective actions to support timely project completion.

Education and Experience

The ideal candidate will have substantial experience in delay analysis and TIA within large-scale, high-rise or complex infrastructure projects. A strong understanding of EOT claims, forensic planning, and delay mitigation strategies is essential.

Key qualifications include:

A Bachelor’s degree in Construction Management, Civil Engineering, or a related field. Proven expertise in TIA, delay analysis, and claims preparation, preferably within the UAE or Middle Eastern construction markets. Proficiency with Primavera P6 and other relevant project management and planning tools.

Strong analytical and forensic planning skills, with experience in windows analysis and producing detailed monthly delay analysis reports. Excellent communication and documentation skills, with an ability to work closely with multidisciplinary teams and stakeholders. Flexibility for remote working initially, with the potential for increased involvement on-site as the project progresses.
