Job Description

Responsibilities:

Produce the Project Execution Plan. Coordinate with contractors, vendors, and the design team for project delivery. Ensure financial viability, on-time delivery, and customer control for projects. Manage tendering, site feasibility, contractor recommendations, implementation, and handover. Oversee day-to-day project execution. Act as the interface with clients and end users. Ensure staff are well-instructed and trained on project matters. Maintain professional standards within project constraints.

Direct and monitor the team. Update clients regularly on project status and produce monthly reports. Recommend consultants to clients and monitor their performance. Manage project capex and opex estimates, tender documents, payment certificates, and progress claims. Coordinate all site works, ensuring adherence to specifications and briefs. Handle project handover to the client.

Attend pre-tender and post-tender meetings to review and advise on technical aspects. Prepare and present the Technical Proposal with the Planner to the Senior Project Manager and Construction Director.

Review tender/contract documentation and understand all contractual requirements. Plan and execute pre-construction activities. Advise and monitor the preparation of procurement and construction programs. Chair Project Start-Up Meetings. Ensure the Construction Manager prepares for and attends the Design Brief Meeting with the project team. Monitor procurement and trade contractor selections. Develop the master programme, method statements, resource calculations, and site mobilisation with the Construction Manager.

Monitor site progress against contract terms and mitigate project risks. Track program progress on site and address deviations. Ensure design information management. Oversee procurement activities to completion. Conduct and document project meetings accurately. Manage project finance in coordination with construction documentation. Maintain project documents and records per IMS procedures.

Coordinate project handover. Ensure a smooth transition to client occupation. Obtain the Certificate of Practical Completion. Issue the Operation and Maintenance Manual (O&M) to the client. Manage and promptly address defects identified by the client, consultant, and building management. Apply for the release of the Building Deposit. Close out the project per IMS requirements.

Meet with the client and consultant for a walkover at the end of the DLP. Advise on defect remediation and project closeout. Manage Construction Manager resources to address ongoing defect issues.

Education and Experience

The ideal candidate will preferably have a recognised qualification in Building Services Engineering or any other similar engineering course. Candidates with no engineering qualifications may be considered if they have acquired at least 5 years in the same role of a relevant project management position. Must be fully conversant with all relevant Health & Safety legislation and has previous experience of a successful implementation on a major project.

Previous experience working with a client team and consultants will be ideal. Will have excellent written and spoken English communication skills. Excellent command of Primavera or any equivalent programme.
