Job Description

The Commercial Manager’s responsibilities include but are not limited to:

Managing and collaborating with the commercial team, consisting of external consultants. Developing and executing procurement and contract strategies tailored to the regional market. Ensuring strict adherence to the procurement process to optimize value, compliance, and safeguard business interests. This involves overseeing the tender process, providing tender recommendations, negotiating contracts, and ensuring their proper execution.

Enforcing company project policies, procedures, and governance among team members. Driving the refinement of the Cost Plan to ensure alignment with the approved budget. Providing substantial commercial support throughout the design process to bolster the Cost Plan. Demonstrating an understanding of CAPEX and local market cost benchmarks.

Collaborating with technical leads to prepare and assess construction/service budgets. Engaging with the design team to analyze and evaluate proposed design changes from a commercial standpoint. Reviewing supply chain bid placement reports and offering recommendations for approval by the leadership team. Coordinating with other project stakeholders to ensure compliance with Owners Requirements and reporting any discrepancies.

Overseeing the commercial completion of all tenant-requested changes. Compiling and presenting detailed monthly cost reports, highlighting pertinent commercial data across all project aspects. Finalizing and presenting monthly project commitment and cash flow forecasts for operational and financial purposes. Administering main contracts and fulfilling all client obligations.

Maintaining an accurate change control register throughout pre-construction and construction phases. Reviewing and approving monthly valuations with vendors. Collaborating across functions to facilitate successful fundraising. Cultivating relationships and regular communication with funders and fund monitors. Ensuring that commercial processes and reporting meet funder requirements. Managing the project’s commercial reporting process, providing reliable and accurate information to all relevant stakeholders.

Education and Experience

The ideal candidate must have a bachelor’s degree in Quantity Surveying and preferably have a membership in a professional body, such as MRICS. Prior experience in a leadership role within the data center sector or on large-scale projects. Previous experience with an owner, operator, developer, cost consultant, or main contractor.

Proficiency in contract creation and administration. Experience managing teams, with a preference for familiarity with cost consultants. Understanding of the construction project lifecycle, particularly in hyperscale data centres or major project contexts. Strong communication and collaboration abilities.
